400 Place was originally constructed in 1906 to house Springfield Business College. It became the Marquette Hotel in 1918 when it was converted to a muliple-dwelling hotel, later known as the Hotel State. While the upper floors remained virtually untouched, the lower floor plan experienced numerous alterations over the years.

The Marquette Hotel was listed on the National Register of Historic Places in 2000. It was acquired in 2003 by Jericho Development Company and has undergone an extensive historic rehabilitation.  The main floor and lower level are developed as commercial lease space, while 15 loft apartments occupy the second and third floors
